Valuation versus Value —

When putting your house on the market it is tempting to choose the estate agent who suggests the highest price particularly as we agents will usually value your property free of charge.
At Peter Scott Estate Agents we advise caution. Some agency valuers are paid a bonus for hitting monthly listing targets, irrespective of the accuracy of the valuation. So, while you may be flattered by the agent who tells you your house is worth a fortune, you may regret falling into the price trap.
It is often untrained and inexperienced agents who quote the highest values, so when choosing an agent, make sure they can back up their recommendations with a knowledge of the local market place and evidence of recent sales of similar properties.
Examine the marketing plan:
Â· Which internet sites will your property feature on
Â· How will the agent present your property?
Â· What type of marketing material will be used
Â· What standard of photography will you receive
Look beyond the valuation, because in estate agency a high valuation does not always deliver a good level of service.
